Buying on the numbers
Before we buy, we assess the property against comparable sales, the real cost of the renovation and the resale value it supports. If the numbers do not hold, we do not buy.
Renovation managed, not outsourced
Scope, trades and schedule are run in-house against a fixed budget. The work is specified before the first trade arrives, so the build follows a plan rather than a conversation.
Finished to sell
The finished home is renovated for a particular buyer and sold through an independent local agent.
Four stages, start to finish
Assess
We review the property against recent comparable sales, the condition we can see, and what the finished home would be worth. That sets the highest price we can pay.
Acquire
We buy directly or through the market, on terms that suit the seller. Settlement periods are flexible, and the property is bought as it stands.
Renovate
The scope is costed line by line before work starts. Trades are engaged and managed directly against that scope and a fixed schedule.
Sell
The finished property is sold through an independent local agent. We intend to take what we learn from the result back into how we assess the next one.
